Capital with
conviction.
Execution with precision.
Reed Point Capital is a principal-led real estate platform that acquires, recapitalizes, and repositions complex assets others overlook.
A disciplined path from signal to close.
We control every stage in-house — which lets us underwrite with rigor, move at the speed special situations demand, and stand behind our numbers with capital partners.
Source
Proprietary relationships and a working knowledge of complex capital stacks surface mispriced opportunities before they reach a broadly marketed process — distressed notes, broken sponsorships, and assets carrying problems most buyers won't touch.
Underwrite
Institutional rigor on every deal: hold-period modeling, stress-tested coverage, and a clear-eyed view of the downside before the upside. We size risk honestly and share the full picture with our lending and equity partners.
Execute & report
Decisions are made under one roof. We close on schedule, manage assets actively against the business plan, and deliver institutional-quality reporting — so partners always know where their capital stands.
Built as a principal,
not a fund.
Reed Point Capital is a privately held real estate operating company. We acquire and reposition assets across multifamily, transitional commercial, and special-situations credit — the deals that reward operators who can read complexity rather than avoid it.
Because we invest as a principal, our interests sit directly alongside our lending and equity partners. There is no fund mandate steering us toward volume for its own sake — only assets we would be comfortable owning ourselves.
A. Principal-level access
Partners deal directly with the people making decisions — never associates or intermediaries.
B. Complex-deal expertise
We pursue what others find too complicated: distressed debt, transitional assets, and recapitalizations with hair on them.
C. Aligned hold strategy
We underwrite to own, not to flip — creating durable alignment with partners seeking reliable, long-duration relationships.
Industrial and multifamily, at the core.
Two asset classes anchor the platform. Around them, we pursue the special situations where complexity creates the margin.
Light industrial
Infill warehouse and flex assets in supply-constrained submarkets, where embedded rent growth follows as leases roll. Our primary focus.
Multifamily
Transitional and value-add residential where operational repositioning and patient capital capture real value.
Distressed & sub-performing debt
Acquiring notes and participations at a discount to par, with a clear path to resolution through ownership or recapitalization.
Recapitalizations
Stepping into broken capital stacks and stalled sponsorships with structured equity that stabilizes the asset and the partnership.
Value-add equity
Direct equity in assets where hands-on operations and capital improvements drive durable NOI growth.
Transitional commercial
Select office and mixed-use assets in moments of dislocation, acquired with a defined business plan and exit.
